RESOLUTION NO. 15-05 <br /> A RESOLUTION OF THE HISTORIC RESOURCES ADVISORY <br /> COMMITTEE OF THE CITY OF REDWOOD CITY RECOMMENDING <br /> APPROVAL OF DOWNTOWN PLANNED COMMUNITY PERMIT NO. 2014- <br /> 07 FOR815 HAMILTON STREET , 2215 BROADWAY , AND <br /> 840 MIDDLEFIELD ROAD INACCORDANCEWITHSECTIONS <br /> 2.0 .3(A)(3), 2. 1 .3(G), 2 . 1 .4(A), AND 2. 1 .4(D) OF THE CITY OF REDWOOD <br /> CITY'S DOWNTOWN PRECISE PLAN <br /> WHEREAS , Harmony & Winslow Properties, LLC ("Applicant") , has applied for a <br /> Downtown Planned Community Permit for the construction of a new 68 ,583 square foot <br /> mixed-use office and retail building , consisting of 5-stories and a 90-stall underground <br /> parking garage ("Project") , which consists of, is adjacent to , and across the street from <br /> several historic resources that are each identified in the Downtown Precise Plan ("DTPP") <br /> as a "Historic Resource to be Preserved" ; and <br /> WHEREAS , under Section 2 . 0 .3(A)(3) of the DTPP , the Project is classified as a <br /> H istoric Project, and the Historic Resources Advisory Committee ("HRAC") shall review the <br /> project for conformance to the applicable Historic Resources Preservation standards and <br /> guidelines and shall make a recommendation that the Planning Commission grant <br /> approval to projects which the HRAC deems to comply fully with those standards and <br /> guidelines; and the project is in conformance with the applicable standards and guidelines; <br /> and <br /> WHEREAS , under Section 2 . 1 .3(G ) of the DTPP, new development on the property <br /> located at 2215 Broadway, Assessor's Parcel Number 052-365-090 , commonly known as <br /> the " Fox Theatre ," shall be subject to historic preservation standards and guidelines ; and <br /> WHEREAS , under Section 2 . 1 .4(A) of the DTPP , projects which propose additions <br /> or modifications to a property designated as a "Historic Resource to be Preserved" on the <br /> H istoric Resources Preservation Regulations Map shall be reviewed by a qualified architect <br /> or architectural historian who shall make a recommendation to the HRAC as to whether the <br /> P roject fully adheres to the Secretary Standards for Rehabilitation , as well as to whether <br /> any specific modifications are necessary to do so ; and <br /> WHEREAS , under Section 2 . 1 .4( D) of the DTPP , projects on properties located <br /> directly adjacent to an historic property as designated on the Historic Resources <br /> Preservation Regulations Map shall be reviewed by a qualified architect or architectural <br /> historian for potential impacts to the adjacent historic resource and by the City's HRAC for <br /> its potential impacts on the adjacent historic resources; and <br /> ATTY/RES0.3090/HRAC RESO — 815 HAMILTON <br /> REV: 06-02-15 VR <br /> Page 1 of 12 <br />
