Developer is tha current fee owner of that certain real pro�arty consisting of <br /> approximately 2.51 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached herato and incorporated herein by reference(the"Property"). <br /> B. On Fabruary 13, 2012, the City Council of the City of Redwood Ciry adopted, among <br /> other approvals, Resolution No. 15169, approving the Vesting Tentative Map for the 2580 El Camino <br /> Real Urban Housing Group {"Projeot"), prepared by BKF Engineers/Surveyors/Planners and dated <br /> February 9,2011("Tentative Map"),subject to cai�ta.in conditions of approval("Conditions"). <br /> C. The Conditions require either (1} that certain public improvements for the Project be <br /> conshucted prior to approval of the fuial map ("Final Map"}, or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval <br /> without ha.ving completed the required public improvements and,therefore,will enter into an agreement <br /> witka City providing for the future construction and installation of such public improvements,as required <br /> by Government Code seetion 65462(a)(1). <br /> E. Developer has submiifed to City plans, specifications and drawings entitled 2550 El <br /> Camino Real Improvement Plans, prepared by BKF Engineers/Surveyors/Planners and dated <br /> ,20_ {the"Ixnprovement Plans"},which, in addition to other improvements,provide for <br /> ceita.in on-site public inc►provements eonsisting of s�reet and streot light znnprovements, storm drain <br /> systems, domastic water systems and sanitary sewer systems for the Project {collectively, <br /> "Improvements"). <br /> F.
