EXHIBIT "A" <br /> SCOPE OF SERVICES <br /> Itemized List of what Consultant will do for City and at what price and schedule. <br /> 1. Consultant shall obtain and review information about the physical characteristics of the <br /> subject property, including a physical inspection of the property and a review of survey <br /> maps, assessor's data, parcel maps, file records of Fabbro, Moore & Associates, Inc., <br /> and/or other information necessary to analyze the appraised property. <br /> 2. C o n s u Ita n t s h a I I obtain and review relevant regulatory and planning information, <br /> including but not necessarily limited to the Redwood City Zoning Code, Redwood City <br /> Subdivision Ordinance, Redwood City General Plan, and Downtown Precise Plan. <br /> 3. Consultant shall obtain relevant information about the subject property from relevant <br /> public agencies, including but not necessarily limited to the Redwood City Planning, <br /> Housing and Economic Development Department; Redwood City Building, <br /> Infrastructure and Transportation Department; Redwood City Department of Public <br /> Works Services; California High-Speed Rail Authority; Peninsula Corridor Joint Powers <br /> Board; Caltrain; San Mateo County Transit District; San Mateo County Assessor's <br /> Office; San Mateo County Tax Collector; Federal Emergency Management Agency, and <br /> California Division of Mines and Geology. <br /> 4. Consultant shall obtain and review relevant data related to physical characteristics, <br /> regulatory issues, planning issues, and public agency information for market data being <br /> analyzed in the course of the assignment. <br /> 5. Consultant shall obtain and analyze relevant market data to allow for a conclusion of <br /> the estimated highest and best use or uses of the subject property and comparable <br /> data based on the use or uses considered to be physically possible, legally permissible, <br /> financially feasible, and maximally productive, under the assumptions and limiting <br /> conditions applicable for the assignment. <br /> 6. Consultant shall complete all valuation approaches appropriate for the analysis of a <br /> property with the concluded highest and best use of the property being appraised. <br /> 7. Consultant shall reconcile the valuation approaches used to arrive at an indicated <br /> market value for the property appraised. <br /> 8. Consultant shall write and deliver an appraisal report summarizing the valuation <br /> analysis. <br /> Schedule: <br /> The appraisal report will be completed and delivered to City within three weeks of <br /> execution of the Agreement. <br /> ATTY/AGR/2014.117/FABBRO MOORE&ASSOCIATES,INC. <br /> REV:07-07-14 VR <br /> Page 5 of 5 <br />
