8.B. - Page 4 <br /> On February 18, 2014, the Applicants filed an appeal of the Planning Commission's <br /> decision (see Attachment 8). The Applicants would prefer the City Council approve the <br /> full project as originally proposed to the Planning Commission. In fact, the original <br /> application is the application that is under consideration by the Council. <br /> However, along with the appeal, the Applicants are now proposing a reduced project <br /> (see Attachment 9). The Applicants revised proposal would reduce the proposed <br /> maximum student enrollment from 180 to 150 students. The revised proposal would <br /> also adjust the proposed student arrival and departure timeframes to minimize overlap <br /> with Roosevelt School's timeframes (see Figure 2). Student arrival and departure times <br /> between Roots N Wings Montessori School, which currently operates at the subject <br /> property in a separate building and the proposed Cambridge Academy, maintain an <br /> overlap. As part of their coordination efforts with the Montessori school, the Applicants <br /> are proposing to have staff manage the entryway to the property at Connecticut Avenue <br /> to manage traffic flow for the two schools. The revised scope has been evaluated and <br /> determined by the City to be consistent with the Environmental Impact Report prepared <br /> for this project (see Attachments 10 and 11). This determination can be made because <br /> the project modifications would not result in new significant environmental impacts or <br /> increase the severity of previously identified significant impacts (a significant <br /> unavoidable noise impact was identified in the EIR). <br /> Table 1 below compares the Applicants' project description (as reviewed by the <br /> Planning Commission and as subsequently revised for the Council's consideration), to <br /> the Montessori School currently operating on the subject property and Roosevelt School <br /> located across the street.
