_ � _ . <br /> License does not constitute a grant by City of any ownership, leasehold, <br /> easement or other property interest or estate whatsoever in the Premises or <br /> City property, or any portion thereof. Nothing in this Agreement shall be <br /> construed as granting or creating any franchise rights pursuant to any federal, <br /> state or local laws. <br /> 2. PREMISES. <br /> ' Licensee shall use the Premises, as defined below, to provide immigration and <br /> citizenship services primarily to Redwood City and North Fair Oaks residents and <br /> secondarily to the broader community of San Mateo County and the Bay Area as set <br /> forth in Exhibit B. Licensor shall provide a license for the following Premises to Licensee: <br /> office space consisting of four office cubicles as depicted in the diagram on Exhibit "A", <br /> attached to this Agreement and incorporated herein by this reference ("Premises"). <br /> 2.1 USE OF PREMISES. Licensee shall have a license for the use of the office space <br /> during the normal operating hours of the Fair Oaks Community Center or by <br /> special arrangement with the Fair Oaks Community Center manager. <br /> Unless otherwise agreed to by Licensor in writing, the Premises may be used <br /> only by licensee and licensee's agents, customers, and contractors for the <br /> purpo5es stated pn Exhibit B. Licensee agrees not to use or permit use of the <br /> Premises for any unlawful purpose, and not to commit or permit any waste or <br /> nuisance in or about the Premises, or to cause structural injury to the Premises. <br /> Licensee at his/her expense, shall keep the Premises in the same condition as it <br /> was at the commencement of the License, except damage occasioned by <br /> ordinary wear and tear. <br /> 2.2 LICENSOR'S RIGHT OF ENTRY AND INSPECTION QF PREMISES. The Licensor <br /> reserves the right, by any agent or employee of its selection, to enter upon the <br /> Premises at any and all reasonable tirnes during the term hereof for the purpose <br /> of inspecting the Premises and to ascertain the condition thereof. Inspection <br /> will be conducted with utmost respect for the privacy of the clients served on <br /> the Premises and whenever possible, Licensor will endeavor to coordinate entry <br /> with Licensee. <br /> 2.3 ALTERATIONS. Licensee shall not make any alterations or improvements to the <br /> Premises, including installation of major equipment and appliances, in and on <br /> the Premises without the prior written consent of Licensor.
