..��:� , . <br /> EXHIBIT "A" <br /> SCOPE OF SERVICES <br /> Phase 1 Environmental Site Assessment(ESA)for '1606 Middlefield <br /> Road, Redwood City, California <br /> Consultant shall review the historical records for use of the property and nearby sites to <br /> determine the potential for prior use or storage of petroleum products or other hazardous <br /> substances. Review shall include record review including historical phone book listings, aerial <br /> photographs, building permit records, and other methods for identifying prior use. <br /> Consultant shall also review the property in question for Business Environmental Risks <br /> (BERs) as asbestos-containing materials, lead-based paint, mold and moisture intrusion, <br /> and compliance with regulatory requirements. The scope of work for the Phase 1 <br /> Environmental Site Assessment generally includes the review of the historical use of a <br /> property, an evaluation of the current on-site operations for potential environmental <br /> concerns, and a review of regulatory listings for the subject property and nearby sites to <br /> identify on-site or nearby reported releases of petroleum products or hazardous <br /> substances. Environmental concerns can date back prior to the memory of people <br /> currently affiliated with the property so the assessment <br /> Tasks: <br /> ■ Site inspection <br /> ■ Review of local, regional and state agency files for the subject property and adjacent or <br /> near- by properties of concern <br /> ■ Site history and land use review <br /> ■ Interviews with knowledgeablepersons (property owners, property managers, <br /> tenants, neighbors, etc.) <br /> ■ Review of aerial photographs, and if available, historic city directories and Sanborn Fire <br /> Insurance map <br /> ■ Reports include photographs, a site map, and discussion of the following topics <br /> relative to the site <br /> ■ Identification of asbestos and lead-based paint, radon and mold concerns (sampling <br /> can be pertormed upon request) <br /> ■ PCB's <br /> ■ Above ground and underground storage tank <br /> ■ Hazardous materials <br /> REV:08-12-14 VR <br /> Page 9 of 10 <br /> ATTY/AGR.2014.148/AEM Consulting <br />
