Lastly, existing uses in <br /> western Belmont primarily consist of single-family homes,public uses such as schools and parks, <br /> and open space.Notre Dame de Namur University is also located in western Belmont. <br /> PlannedhLandUisesv <br /> Planned land use designations for Belmont are established in the City's General Plan. Given the <br /> built-out nature of Belmont, General Plan land use designations generally reflect the existing <br /> pattern of development in the City. Portions of the City of Belmont east of Highway 101 are <br /> designated for light industrial and highway commercial uses. The area located east of Highway <br /> 101 and north of Marine Parkway is designated as East Belmont and open space. To the west of <br /> Highway 101, land is designated for a mix of low,medium, and high density residential,with a <br /> variety of commercial uses (e.g., service, office,neighborhood,highway, general, and central <br /> business district) clustered along El Camino Real and the intersection at Ralston Avenue. Further <br /> to the west,Belmont primarily designates land for low density residential uses,with some <br /> medium and high density uses also located further to the southwest. Land in western Belmont has <br /> also been designated for public uses and private university institutions (see Exhibit 2-7). <br /> Zoningv <br /> Regulations for land use development within the City of Belmont are set forth in the City's <br /> Zoning Ordinance.
