7.2.A. - Page 1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> October 6, 2014 <br /> SUBJECT <br /> Final Acceptance - 170 Alameda de las Pulgas, Sequoia Hospital Improvements <br /> RECOMMENDATION <br /> By motion, Council accept the construction improvements for 170 Alameda de las <br /> Pulgas, Sequoia Hospital and release bonds in accordance with the Improvement <br /> Agreement. <br /> BACKGROUND <br /> In July 2007, the City Council approved the final Sequoia Hospital EIR and the Hospital <br /> Precise Plan. In August 2007, the City Council approved changes to the General Plan <br /> Land Use Map description for the precise plan area, rezoning of the precise plan area, <br /> the final Sequoia Hospital Precise Plan, and the Planned Community Permit for the <br /> proposed hospital and parking structure improvements. On February 23, 2009 the City <br /> Council approved the Agreement for Construction of Improvements with Catholic <br /> Healthcare West, owner of record of 170 Alameda de las Pulgas, Sequoia Hospital. <br /> Improvements in accordance the agreement include construction of services to the new <br /> structures such as bus shelter, fire department connections, driveway access, drainage <br /> facilities, utility services, new sidewalk curbs and gutters, crosswalks and other typical <br /> site improvements within the public right of way, totaling an estimate of $1,135,487.00. <br /> ANALYSIS <br /> Catholic Healthcare West has completed the construction of improvements in <br /> accordance with the Improvement Agreement, the plans and specifications, and to the <br /> satisfaction of the City's Engineering Division. <br /> A faithful performance bond and a labor and material bond posted in accordance to the <br /> improvement agreement can be released at this time. These bonds will be replaced by <br /> a maintenance bond in the amount of 10% of the improvement value, which will be held <br /> for a period of one year. The maintenance bond is a warranty in the event any of the <br /> improvements fail within a one -year period. <br />
