8.A. - Page 12 <br /> RESOLUTION NO. 14-16 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE <br /> CITY OF REDWOOD CITY RECOMMENDING THAT THE CITY <br /> COUNCIL DESIGNATE 139-143 DUANE STREET/3039 <br /> BROADWAY STREET A HISTORIC LANDMARK AND APPROVE <br /> A HISTORIC PRESERVATION AGREEMENT <br /> WHEREAS, on March 13, 2014, the Historic Resources Advisory <br /> Committee considered and recommended that the residence and property <br /> located at 139 Duane Street, Redwood City, California be designated a Historic <br /> Landmark; and <br /> WHEREAS, on March 13, 2014, the Historic Resources Advisory <br /> Committee considered and recommended that a Historic Property Preservation <br /> Agreement (also known as a Mills Act Contract) with Ibrahim Matar and Imad <br /> Canavati (collectively, Applicant) be approved for 139-143 Duane Street/3039 <br /> Broadway Street; and <br /> WHEREAS, the Historic Resources Advisory Committee has determined <br /> that said property meets the criteria for designation as an historic landmark <br /> according to the historic designation criteria established by the Redwood City <br /> Historic Preservation Ordinance (Chapter 40 of the Redwood City Code); and <br /> WHEREAS, on October 7, 2014, the Planning Commission held a duly <br /> noticed public hearing and considered public comments, the application and <br /> report from the applicant and owner of the subject property, the recommendation <br /> of the Historic Resources Advisory Committee, and staff reports; and <br /> WHEREAS, the residence and property located at 139-143 Duane <br /> Street/3039 Broadway Street, Redwood City, California does meet the historic <br /> designation criteria established by the Redwood City Historic Preservation <br /> Ordinance as follows: <br /> It embodies distinctive characteristics of a style, type, period or method of <br /> construction, or is a valuable example of the use of indigenous materials <br /> or craftsmanship. <br /> WHEREAS, said property and applicant do qualify for a Historic <br /> Preservation Agreement; and <br /> WHEREAS, it is in the best interest of the City of Redwood City and the <br /> residents therein, that said property be designated a Historic Landmark and that <br /> ATTY/RESO.3026/PC RESO 139 DUANE <br /> REV:09-18-14 VR <br /> Page 1 of 3 <br />
