Developer is the cunent fee owner of that certain real properiy consisting of <br /> approximately .�$8 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in�xhibit A•attached hereto and incorporated herein by reference(the"Propert�'). <br /> B. On March 18, 2014, the Planning Commission of the City of Redwood City adopted, <br /> among other approvals, Resolurion No. 14-04, approving the Tentative Map for 439 Fuller Street <br /> ("ProjecY'),prepared by Bowman Consultants and dated February 3, 2014("Tentative Map"), subject to <br /> certain condirions of approval ("Conditions"). After approval of the Tentarive Map and associated <br /> documents,the project began to use the address 601 Brewster for subsequent submittals. <br /> C. The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the parcel map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore,will enter into an agreement <br /> with City pmviding for the future construction and installation of such public improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans,specificarions and drawings entitled 601 Brewster <br /> Improvement Plans, prepared by JMH Weiss, Inc and dated September 8, 2014 (the "Improvement <br /> Plans"),which, in addition to other improvements,provide for certain public improvements consisting of <br /> street and street light improvements, storm drain systems, domestic water systems and sanitary sewer <br /> systems for tbe Project(collectively,"Improvements"). <br /> F.
