7.1.B. - Page 1
REPORT
To the Honorable Mayor and City Council
From the City Manager
January 26, 2015
SUBJECT
Final map and associated agreements for the development at Rossi Lane (318/330
West Oakwood Boulevard) by West Oakwood, LLC
RECOMMENDATION
1. By motion, approve the Final Map for Rossi Lane.
2. By motion, approve and authorize the City Manager to execute an Improvement
Agreement with West Oakwood, LLC.
3. By motion, approve and authorize the City Manager to execute a Landscape
Maintenance Agreement with West Oakwood, LLC.
4. By motion, approve and authorize the City Manager to execute six (6) Stormwater
Treatment Measures and Maintenance Agreements with West Oakwood, LLC (one
agreement per proposed parcel).
BACKGROUND
The project includes the subdivision of two existing residential lots, 318 and 330 West
Oakwood Boulevard, into a 6-lot, for-sale single family home development, with a
private street "Rossi Lane". On March 4, 2014, the Planning Commission approved the
Tentative Parcel Map and Planned Development Permit for the 318-330 West Oakwood
Project.
ANALYSIS
The developer's engineer completed the final map, improvement plans, and
specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City
Standards, and to the satisfaction of the City Engineer. The final map creates six
parcels, each of which contains a portion of the new private street "Rossi Lane."
Improvements include a new public water main within the private street, new fire
hydrants, and a small section of new public sewer main within the public right of way, to
connect the proposed private sewer main on the site to the existing public sewer main
within West Oakwood Boulevard. The project also includes paving with AC pavement
along the project frontage and an AC "v-ditch," which matches the frontage condition for
the surrounding area.
The developer has also provided covenants, conditions and restrictions for roadway,
utilities and drainage maintenance in a form acceptable to the City Engineer and City
Attorney.
