By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with Redwood City Hotels, LLC. <br /> 2. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with Redwood City Hotels, LLC. <br /> BACKGROUND <br /> Redwood City Hotels, LLC is the Owner of Record of real property located at 600 Bair <br /> Island Road, and is the developer responsible for the construction of all improvements <br /> on the site. On June 3, 2014, the Planning Commission approved the Planned <br /> Community Permit Application No. PC2014 -01, subject to the recordation of a <br /> Landscape Maintenance Agreement and a Stormwater Treatment Measures <br /> Maintenance Agreement being recorded prior to permit issuance. The Planned <br /> Community Permit is for a 5 story 177 -unit hotel, which was within the Peninsula Park <br /> Precise Plan Area. <br /> ANALYSIS <br /> The developer, Redwood City Hotels, LLC, has developed improvement plans for the <br /> subject property to the satisfaction of the City's Engineering Division. The improvement <br /> plans adequately detail the improvements to be maintained by these agreements. The <br /> Landscape Maintenance Agreement identifies the city owned easements within the <br /> subject property wherein all improvements are to be maintained. <br /> In order to comply with the Municipal Regional Permit, the City must verify that all <br /> stormwater treatment devices to be installed within the City are adequately maintained. <br /> While maintenance is the responsibility of the property owner, the City must complete <br /> inspections of every stormwater treatment device in the City at least once every five <br /> years in order to verify that proper maintenance is occurring. The attached Stormwater <br /> Treatment Measures Maintenance Agreement describes the maintenance and reporting <br /> Page 1 of 2 <br />
