Developer is the current fee owner of that certain real property consisting of <br /> approximately 2.51 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached hereto and incorporated herein by reference(the"Property"). <br /> B. On February 13, 2012, the City Council of the City of Redwood City adopted, among <br /> other approvals, Resolution No. 15169, approving the Vesting Tentative Map for the 2580 El Camino <br /> Real —Urban Housing Group ("Project"), prepared by BKF Engineers/Surveyors/Planners and dated <br /> February 9,2011 ("Tentative Map"),subject to certain conditions of approval("Conditions"). <br /> C. The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and,therefore, will enter into an agreement <br /> with City providing for the future construction and installation of such public improvements,as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled 2580 El <br /> Camino Real Improvement Plans, prepared by BKF Engineers/Surveyors/Planners and dated <br /> ,20 (the"Improvement Plans"),which, in addition to other improvements,provide for <br /> certain on-site public improvements consisting of street and street light improvements, storm drain <br /> systems, domestic water systems and sanitary sewer systems for the Project (collectively, <br /> "Improvements"). <br /> F, Upon approval and recordation of the Final Map,the Property will be divided into one <br /> hundred forty one residential units hereinafter referred to as the"Residential Parcels", and one common <br /> area space or open space parcel hereinafter referred to as the"Open Space Parcel". <br /> ATTYIAGRi2012,065/2580 ECR(URBAN HOUSING)SUBDIVISION IMPROVEMENT AGREEMENT <br /> REV:06-05-12 VR <br /> Page 1 of 16 <br />
