WHEREAS , the Commission has determined that the proposed Vesting <br /> Tentative Map, including the exception to the Subdivision Ordinance for street <br /> design and development standards, and the Planned Development Permit, <br /> including the design modifications, would further the purposes of and <br /> appropriately implement the City of Redwood City General Plan , applicable <br /> provisions of the Redwood City Municipal Code and Zoning Ordinance, and the <br /> La Palma Project at 1675 , 1679, & 1685 Kentfield Avenue. <br /> NOW, THEREFORE, BE IT RESOLVED a S FOLLOWS : <br /> Section 1 . The Planning Commission finds that the above recitals are <br /> accurate and , together with the Staff Report and the application materials, <br /> including without limitation the IS/MND, Vesting Tentative Map , Planned <br /> Development Permit, and all other documents, reports, studies, memoranda , <br /> maps, oral and written testimony, and materials in the City's file for the <br /> applications and the Project, and all adopted City planning documents relating to <br /> the Project and the property including the City's Municipal Code, General Plan , <br /> Zoning Ordinance, and other applicable City laws and regulations, and all <br /> associated approved and adopted environmental documents, have together <br /> served as an adequate and appropriate evidentiary basis for the findings and <br /> actions set forth in this Resolution . <br /> Section 2 . Vesting Tentative Map TM2013-07 : Subject to the Subdivision <br /> Ordinance Exception in Section 3 below, the Planning Commission finds that: <br /> a . The map , design or improvements of the proposed subdivision are <br /> consistent with the general or specific plans, the Zoning Ordinance , or <br /> subdivision improvement requirements. <br /> The proposed subdivision is consistent with the General Plan , Zoning <br /> Ordinance , and subdivision improvement requirements, in that with the <br /> approval of the PD permit demonstrating that the proposed project would <br /> provide an environment of physical and functional desirability that would <br /> be in harmony with the character of the surrounding neighborhood or <br /> district. Additionally, the proposed project, including all of the requested <br /> deviations, would create a project that is desirable and in harmony with <br /> the neighborhood , by promoting a project design that encourages flexibility <br /> in the development of land by the Planning Commission . <br /> b . The site is physically suited for the proposed type and density of <br /> development. <br /> The project site is physically suited for the proposed type and density of <br /> development in the neighborhood because the surrounding properties are <br /> currently developed with single-family homes, duplexes, and multi-family <br /> residential units.
