Price shall be deemed Excess Sales Proceeds and distributed pursuant to <br /> Section (i) above. The Grantee shall not be entitled to receive any compensation <br /> for the value of his or her "sweat equity" contribution toward the construction of <br /> the Property. <br /> p. Sale of Proaertv bv Grantee if Contractor or the City Do Not Exercise <br /> Option. In the event that neither Contractor nor the City elects to purchase the <br /> Property upon receiving the Transfer Notice, Grantee may sell the property to an <br /> Eligible Household at the Eligible Sales Price and receive a distribution of sales <br /> proceeds as described in Section (o) above; provided, however, that this <br /> Addendum and the Option (as assigned to the buyer through a new document to <br /> be executed by Contractor and the buyer) shall remain in full force and effect for <br /> the Term of this Agreement and all subsequent purchasers shall take title subject <br /> to the Addendum and Option for the remainder of the Term. <br /> q. Nond�scrimination and Nonseqregation Clauses. Grantee herein <br /> covenants by and for itself, its successors and assigns, and all persons claiming <br /> under or through them, that there shall be no discrimination against or <br /> segregation of, any person or group of persons on account of race, color, creed, <br /> religion, sex, marital status, national origin, ancestry, sexual orientation or <br /> domestic arrangement in the sale, lease, sublease, transfer, use, occupancy, <br /> tenure or enjoyment of the Property herein conveyed, nor shall Grantee or any <br /> person or practices of discrimination or segregation with reference to the <br /> selection, location, number, use or occupancy of tenants, lessees, subtenants, <br /> sublessee, or vendees in the premises herein conveyed. The obligations of this <br /> Section shall survive the termination of this Agreement. <br /> r. Covenants Run With the Land. The covenants, reservations, and <br /> restrictions set forth in this Addendum shall be deemed covenants running with <br /> the land and shall pass to and be binding upon the Property and each successor- <br /> in-interest in the Property. The Grantee hereby expressly assumes the duty and <br /> obligation to perform each of the covenants and to honor each of the <br /> reservations and restrictions set forth in this Addendum. Each and every <br /> contract, deed or other instrument hereafter executed covering or conveying the <br /> Property or any interest therein shall conclusively be held to have been executed, <br /> delivered and accepted subject to such covenants, reservations, and restrictions, <br /> regardless of whether such covenants, reservations and restrictions are set forth <br /> in such contract, deed or other instrument. <br /> REV:02-05-15 VR <br /> Page 32 of 33 <br /> ATTY/AGR.2015.025/Habitat for Humanity GSF Jefferson Site Acquisition <br />
