of an inspection by a licensed structural pest control operator. All work recommended in <br />said report to repair damage caused by infestation or infection of wood -destroying pests <br />or organisms found and all work to correct conditions that caused such infestation or <br />infection shall be done at the expense of the Grantee. Upon the close of escrow, Grantee <br />shall receive the Eligible Sales Price. The Eligible Sales Price proceeds will be used to <br />pay through escrow any closing costs that are the responsibility of the seller and any <br />outstanding mortgage balances secured by the subject Property. The seller shall not be <br />entitled to receive any compensation for the value of his or her "sweat equity" contribution <br />toward the construction of the Property. <br />S. Sale of Prooerty by Grantee if Habitat orthe Cit/ Do Not Exercise Right of Repurchase. <br />In the event that neither Habitat nor the City elects to purchase the Property upon receiving <br />the Transfer Notice, Grantee may sell the property to an Eligible Household at the Eligible <br />Sales Price and receive a distribution of sales proceeds as described in Paragraph (r) <br />above; provided, however, that this Addendum and the Right of Repurchase (as assigned <br />to the buyer through a new document to be executed by Contractor and the buyer) shall <br />remain in full force and effect for the Term of this Addendum and all subsequent <br />purchasers shall take title subject to the Addendum and Right of Repurchase for the <br />remainder of the Term. <br />t. Nondiscrimination and Nonsegregation Clauses. Grantee herein covenants by and for <br />itself, its successors and assigns, and all persons claiming under or through them, that <br />there shall be no discrimination against or segregation of, any person or group of persons <br />on account of race, color, creed, religion, sex, marital status, national origin, ancestry, <br />sexual orientation or domestic arrangement in the sale, lease, sublease, transfer, use, <br />occupancy, tenure or enjoyment of the Property herein conveyed, nor shall Grantee or <br />any person or practices of discrimination or segregation with reference to the selection, <br />location, number, use or occupancy of tenants, lessees, subtenants, sublessee, or <br />vendees in the premises herein conveyed. The foregoing covenants shall run with the <br />land. <br />U. Covenants Run With the Land. The covenants, reservations, and restrictions set forth <br />in this Addendum shall be deemed covenants running with the land and shall pass to and <br />be binding upon the Property and each successor -in -interest in the Property. The Grantee <br />hereby expressly assumes the duty and obligation to perform each of the covenants and <br />to honor each of the reservations and restrictions set forth in this Addendum.
