. <br /> Environmental Impact Report ("DEIR"), entitled "Marine World Executive Park", <br /> analyzing in detail various alternative forms of development of the Property. In <br /> September, 1982, the City prepared an Addendum to the DEIR. Extensive studies <br /> were completed in the preparation of the DEIR and numerous public hearings <br /> were held by the City's Planning Commission. Following review of the response <br /> to comments on the DEIR, the Final Environmental Impact Report ("EIR", <br /> consisting of the DEIR and the Addendum, was certified by the Redwood City Li ' <br /> a) <br /> Planning Commission on September 21 , 1982. The City has filed a Notice of tp <br /> Determination in the records of the San Mateo County Clerk and City Council of <br /> N <br /> the City as required by law. Through such subsequent reviews and hearings, the <br /> development of the Property in the form of the Project (including the uses and <br /> intensity of the development plan, specific site improvements, general orientation, <br /> phasing of construction, and related off-site improvements necessary for such <br /> development) has been thoroughly considered by City, including all favorable and <br /> unfavorable impacts. The City has concluded that implementation of the <br /> Development plan contemplated by the Project will result in the creation of a <br /> physical, social and fiscal environment that will conform to and complement the <br /> goals of the City, facilitate efficient business and industrial operations, create a <br /> working environment sensitive to human needs and values, and protect adjacent <br /> land uses from adverse impacts, consistent with the policies and elements of the <br /> City's General Plan.
