FAR limits <br /> may vary based on neighborhood typology context, and site - specific conditions <br /> including slope. <br /> • Consider the impact of new development standards creating nonconforming uses <br /> throughout the community. <br /> PUBLIC NOTIFICATION <br /> Approximately 3,500 of notices were sent to property owners west of Alameda <br /> advertising the date of the City Council meeting, as well as the availability of the Initial <br /> Study/Negative Declaration. A notice was published in the newspaper and emails were <br /> sent to a list of interested parties. <br /> ALTERNATIVES <br /> The City Council has two alternatives available: <br /> • The first alternative is to accept Planning Commission and Staff <br /> recommendation, (with or without minor modifications) and direct staff to <br /> undertake a study of floor area limits for all residential districts in the City, <br /> including the R-1 and RH districts as a whole. The recommended hillside <br /> regulations and a future citywide FAR could function together. Any <br /> inconsistencies would be worked out during the review process. Extensive <br /> outreach would need to occur though, as a Citywide FAR would effect a greater <br /> number of property owners than the hillside regulations. <br /> Page 8 of 10 <br />
