7.1.A. - Page 1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> April 13, 2015 <br /> SUBJECT <br /> Parcel map and improvement agreement for the development at 1250 Edgewood Road <br /> by Joe Ravella, O'Neil Edgewood LLC, Albino Ravella, and Antonia Ravella. <br /> RECOMMENDATION <br /> 1. By motion, approve the Parcel Map for 3 lot subdivision at 1250 Edgewood <br /> Road. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with Joe Ravella, O'Neil Edgewood LLC, Albino Ravella, and Antonia <br /> Ravella. <br /> BACKGROUND <br /> The project is a three (3) lot subdivision with three (3) single-family homes, a private <br /> access road, and waterline easement for a looped system. In 2011, the Planning <br /> Commission approved the Tentative Parcel Map and Planned Community Permit for <br /> this project. The existing 1.3 acre lot was previously a single family home. <br /> ANALYSIS <br /> The developer's engineer completed the parcel map, improvement plans, and <br /> specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br /> Standards, and to the satisfaction of the City Engineer. The parcel map subdivides one <br /> existing parcel into three. Improvements include new sewer, and water services, a <br /> public water main and new fire hydrant, and creek bank erosion protection system. <br /> The developer, Joe Ravella, O'Neil Edgewood LLC, Albino Ravella, and Antonia <br /> Ravella, will post bonds in the amount of $194,614.50 as required by the Improvement <br /> Agreement. The developer anticipates completion of all improvements in 2015. All <br /> work associated with this project is being paid for by the developer. <br /> ALTERNATIVES <br /> Council may choose not to approve the parcel map and associated agreements for the <br /> project. <br /> FISCAL IMPACT <br /> There is no fiscal impact to the City as a result of this action. <br />
