7.1.C. - Page 1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> May 4, 2015 <br /> SUBJECT <br /> Parcel map and improvement agreement for the development at 1092 Second Ave by <br /> Michael Ceschin, Nicholas Ceschin, and Belinda Ceschin. <br /> RECOMMENDATION <br /> 1. By motion, approve the Parcel Map for 2 lot subdivision at 1092 Second Ave. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with Michael Ceschin, Nicholas Ceschin, and Belinda Ceschin. <br /> BACKGROUND <br /> The project includes subdividing one existing parcels to create two (2) parcels, in order <br /> to construct two (2) single family homes. The site address is 1092 Second Avenue. The <br /> existing 0.24 acre lot previously contained a single family home. The Planning <br /> Commission approved the Tentative Parcel Map as required by the Municipal Code. <br /> The developer's engineer completed the parcel map, improvement plans, and <br /> specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br /> Standards, and to the satisfaction of the City Engineer. Therefore, the developer is now <br /> requesting approval of the parcel map and improvement agreement as outlined in this <br /> report. <br /> ANALYSIS <br /> The developer's engineer completed the parcel map, improvement plans, and <br /> specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br /> Standards, and to the satisfaction of the City Engineer. The parcel map subdivides one <br /> existing parcel into two. Improvements include new sewer, and water services, new <br /> driveway approaches, new 5' sidewalk along the entire frontage of the property, and a <br /> new curb ramp at the corner of Broadway and Second Ave. <br /> The developer, Michael Ceschin, Nicholas Ceschin, and Belinda Ceschin, will post <br /> bonds in the amount of $85,939.50 as required by the Improvement Agreement. The <br /> developer anticipates completion of all improvements in 2015. All work associated with <br /> this project is being paid for by the developer. <br />
