RECOMMENDATION 1. By motion, approve the Parcel Map for 2 lot subdivision at 1092 Second Ave. 2. By motion, approve and authorize the City Manager to execute an Improvement Agreement with Michael Ceschin, Nicholas Ceschin, and Belinda Ceschin. BACKGROUND The project includes subdividing one existing parcels to create two (2) parcels, in order to construct two (2) single family homes. The site address is 1092 Second Avenue. The existing 0.24 acre lot previously contained a single family home. The Planning Commission approved the Tentative Parcel Map as required by the Municipal Code. The developer's engineer completed the parcel map, improvement plans, and specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction of the City Engineer. Therefore, the developer is now requesting approval of the parcel map and improvement agreement as outlined in this report. ANALYSIS The developer's engineer completed the parcel map, improvement plans, and specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction of the City Engineer. The parcel map subdivides one existing parcel into two. Improvements include new sewer, and water services, new driveway approaches, new 5' sidewalk along the entire frontage of the property, and a new curb ramp at the corner of Broadway and Second Ave. The developer, Michael Ceschin, Nicholas Ceschin, and Belinda Ceschin, will post bonds in the amount of $85,939.50 as required by the Improvement Agreement. The developer anticipates completion of all improvements in 2015. All work associated with this project is being paid for by the developer.
