Landscaping Improvements — A landscaping and irrigation plan shall be included in the Building Permit submittal. [COA][PLANNING] 8. Tree Protection - Tree protection measures shall be provided for all trees to remain near the project that are 12" in diameter and larger. These measures shall be shown on the building permit plans. [COA][PLANNING] 9. Tree Removal & Trimming —The applicant shall hire a qualified biologist to conduct a survey for nesting birds prior to tree removal or trimming, and submit the survey for filing. All tree removal and trimming shall take place outside of the breeding season. [COA][PLANNING] 10. Tree Removal Permit - The applicant shall obtain a Tree Removal Permit for the removal of 8 protected trees (tagged #25, 27-32 in Hort Science Arborist Report) as defined within the City's Tree Preservation Ordinance. [SDR][PLANNING] 11. Stormwater Runoff- Post-construction runoff into the storm drain shall not exceed pre- construction runoff levels. The applicant's design professional shall evaluate the project's impact to the City's storm drainage system and shall substantiate their conclusions with drainage calculations to the satisfaction of the City Engineer. The project shall be designed in conformance with the Drainage Guidelines for Commercial Development. [SDR][ENGINEERING] 12. Exterior Lighting — New exterior lighting requires final review by the City prior to building permit issuance. As part of the Building Permit submittal package, the applicant shall provide a lighting plan including cut-sheets for all new fixtures, as well as photometric evaluation site plan demonstrating that light levels are appropriate for the use and that the new light sources do not introduce glare or light effects that spill off the property. Outdoor Uses — Any outdoor use not identified with this project requires separate review and approval by the City. [SDR][PLANNING] Final Map 15. Final Map - Final Maps shall be reviewed and approved by the City Council, and recorded prior to issuance of the building permit. All final maps shall conform to the Subdivision Map Act and Chapter 30 of the Municipal Code. The Parcel Map shall include the merging of all lots into one lot and any proposed easements.
