Exhibit A - 1 <br /> <br />EXHIBIT A <br /> <br /> <br />MIIMUM MAITEACE STADARD <br /> <br />[THE FOLLOWIG STADARDS APPLY I ADDITIO TO THE GEERAL MAITEACE <br />OBLIGATIOS AD STADARDS AD AY OTHER SPECIFIC OBLIGATIOS AD STADARDS <br />DESCRIBED I SECTIOS 5.1 AD 5.2 OF THIS DECLARATIO] <br /> <br />ITEM OWER/ASSOCIATIO RESPOSIBILITY <br />UIT OR BUILDIG EXTERIOR <br />Unit Entry Door Owner shall (i) maintain interior surfaces, and all hardware, glass <br />and the handle and lock mechanism, and (ii) replace door as <br />necessary. Association shall be responsible for painting, staining or <br />waterproofing exterior surface of door. <br />Exclusive Use Areas –Patios Owner shall (i) sweep and clean patios and keep free of debris and <br />trash, (ii) maintain any Owner landscaping, (iii) change light bulbs <br />for any lighting on patios yards, (iv) keep any drains and gutters <br />located on patios clear and free of obstruction. <br />Exterior Patio Doors Owner shall maintain all portions, including weather proofing, <br />sheathing, frame, and lock mechanism. Association shall be <br />responsible for painting, staining or waterproofing exterior surface <br />of door. <br />Mailbox Owner is responsible for replacement of key and lock, in the event <br />of lost key. <br />Windows Owner shall (i) maintain all glass, any screens and lock mechanism, <br />and (ii) replace broken glass. Association shall maintain frame, <br />weather stripping and caulking. <br />Owner shall (i) be responsible for the washing of the exterior of all <br />windows appurtenant to that Owner’s Unit. <br />Owner shall repair and/or replace all windows serving that Owner’s <br />Unit. Association shall maintain and/or replace all windows in the <br />common portions of Buildings, if any. <br />Exterior Building Lighting Owner shall maintain light fixtures controlled by switches in Unit or <br />separately metered to Unit, and replace light bulbs as necessary. <br />UIT ITERIOR <br />Unit Interior Owner shall maintain all interior doors, interior wall surfaces <br />(including paint), drywall, cabinets, floor coverings, ceilings, <br />permanent fixtures, appliances, toilets, smoke detectors, washing <br />machine water hoses, washer and dryer pan drains and connections, <br />door frames, and door hardware. However, no bearing walls, <br />ceilings, floors or other structural or utility bearing portions of the <br />buildings housing the Units may be pierced or otherwise altered or <br />repaired without approval from the Architectural Control <br />Committee. <br />7.1.K. - Page 82
