Page 1 of 2 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />June 22, 2015 <br /> <br />SUBJECT <br />Second Reading of Hillside Regulations Ordinance <br /> <br />RECOMMENDATION <br />Waive the Second Reading and Adopt an Ordinance for Hillside Regulations <br /> <br />BACKGROUND <br />On April 13, 2015, the City Council introduced the above ordinance amending the <br />Zoning Code. If adopted, this ordinance will be effective on January 1, 2016. <br /> <br />ANALYSIS <br />Adoption of this ordinance addresses issues with hillside development. Further analysis <br />of the ordinance was provided in the Staff Report to City Council on April 13, 2015. <br /> <br />Four minor changes have been made to the ordinance since that date: <br />1. The lot width has been clarified to require a minimum average lot width, with a lot <br />frontage on a public or publicly-accessible street. <br />2. Diagrams 5.7A and B have been further revised to illustrate the exterior side yard <br />setbacks more closely. <br />3. The typo in the section number for 32.2 (Supplementary Regulations) has been <br />corrected. <br />4. A standard severability provision has been added as Section 9 (on page 2 of the <br />Ordinance). <br /> <br />ALTERNATIVES <br />1. Adopt the ordinance with changes, which could require additional environmental <br />review. <br />2. Do not adopt the ordinance. <br /> <br />FISCAL IMPACT <br />No fiscal impact is expected with this project. <br /> <br /> <br /> <br />7.4.A. - Page 1
