Section III. Baseline Services <br />The baseline services outlined below are to be paid for by Contractor solely with funds <br />provided to Contractor under the Animal Control Services Agreement the provided <br />("Contract Funds") (see Section VII for current charges). If these fees exceed the <br />Contract Funds, the financial obligations shall be resolved in accordance with Section <br />I. D., supra. <br />1. General Shelter Facility <br />a. Preventive Maintenance and Routine Repairs <br />Facilities Services will responsible for performing regular repair and maintenance on <br />the Shelter, including all parts, material and labor. Facilities Services will make, or <br />schedule repairs as determined by the County to be needed, or pursuant to a <br />reasonable request by Contractor, with 24 hours advance notice to Contractor if <br />possible, by phone or email. Repairs and maintenance include, but are not limited to, <br />any and all work on the following areas of the Shelter: <br />(i) Structural portions of buildings (roof, gutters, doors, skylights windows, <br />flooring) <br />(ii) Solar panels and carports <br />(iii) Repair and maintenance to the building mechanical systems including <br />heating, ventilation & air conditioning system (HVAC), electrical <br />distribution and lighting <br />(iv) Repairs of electrical systems (except for light fixtures) <br />(v) Exterior painting (with exception of any touch-up exterior painting) <br />(vi) Interior painting of common areas in County standard colors (entrances, <br />lobbies, restrooms, main hallways) <br />(vii) All major plumbing issues shall be maintained by Facilities Services; <br />however, toilet fixtures and sink clogs shall be the responsibility of the <br />Contractor. If any damage is caused by Contractor's, or a vendor of <br />Contractor's, intentional or negligent acts, Contractor shall be <br />responsible for the cost of repair, not out of Contract Funds. County <br />shall not be considered a vendor for the purposes of this Agreement. <br />(viii) Preventative maintenance of the fire alarm system <br />(ix) Generators and emergency power systems <br />(x) All warranty work related to the new construction. Facilities Services to <br />communicate to Contractor which items are under warranty. <br />(xi) Facilities Services staff will perform quarterly facility inspections to <br />identify the condition of the various systems and structure and will <br />identify necessary repairs or maintenance to be performed to keep the <br />facility in proper condition. Facilities Services and other County staff or <br />officials may inspect the condition of the Shelter Facility at any time <br />during working hours. In order to limit the impact to Contractor <br />operations, County shall provide Contractor with at least 24 hours' notice <br />of the intended inspection, which notice may be provided by email. <br />8 <br />Animal Control Shelter Facility Maintenance Agreement <br />
