caused by the intentional or negligent acts or omissions of Contractor, or its <br />vendors, in which case Contractor shall be responsible for these expenses not <br />using Contract Funds. <br />(iv) Contractor must comply with any prevailing wage requirements of state law as <br />applicable for any construction or repair it undertakes not performed by Facilities <br />Services. <br />e. Utilities <br />(i) Contractor is responsible for furnishing and paying for all utilities for the Shelter, <br />including gas, water, electricity, sewer, telephone/internet and garbage service. <br />All utility services shall be paid from the provided Contract Funds. <br />Contractor shall maintain all records pertaining to all repair, replacement, <br />maintenance utility and other services provided under this Agreement for a period <br />of four years after County make final payment and all other pending matters are <br />closed, and Contractor shall be subject to the examination and/or audit by the <br />County, a Federal grantor agency, and County makes the State of California. <br />g. Signage <br />(i) Facilities Services will provide directional signs for parking lots and building <br />lobbies. <br />(ii) Contractor will have input on suitability of all signage installed by County. PHS will <br />not install signage without approval of County. <br />h. Pest Control <br />Contractor will use best efforts to maintain the Shelter pest- free. Contractor (PHS) <br />will enter into, pay the costs of, and monitor a recurring and scheduled contract for <br />pest control services in and around the Shelter, and on an as needed basis. The <br />contract shall cover control of all types of pests, including termites and all types of <br />insects, rodents and other and vermin. Costs will be paid from Contract Funds. The <br />pest control invoices/reports, will be made available to County upon request. <br />i. Disaster Response <br />In the event of a natural disaster such as a major earthquake, Facilities Services staff <br />are trained and prepared to respond to and secure building systems. County shall not <br />be responsible or liable for any damages to Contractor or any third party for injuries or <br />damages caused by a natural disaster or any injuries or damage to any person or <br />property belonging to any person, or interruptions of any operations of Contractor, as <br />a result of a natural disaster. <br />1( <br />Animal Control Shelter Facility Maintenance Agreement <br />
