Prior to project acceptance, the applicant shall retain a Civil Engineer to <br /> prepare "as-built" or "record" drawings, and the drawings shall be submitted in <br /> paper and/or PDF formats. <br /> 17. Applicant shall adhere to the Subdivision Map Act and Chapter 30 of the <br /> City's Municipal Code. <br /> 18. Prior to Building Permit issuance, a Final Map for the property shall be <br /> recorded. The Final Map shall include all proposed easements. All Final Maps <br /> must be approved by City Council prior to recordation. <br /> 19. Prior to Final Map approval, the owner/applicant shall enter into a Landscape <br /> Maintenance Agreement (LMA) in a form acceptable to the City Attorney for <br /> all assigned landscape areas in public right of way, easements and/or on <br /> property where the City holds an interest to be maintained. Maintenance <br /> items shall include planting not limited to trees, shrubs, flowers, grass, and all <br /> appurtenances including irrigation systems and pedestrian scale lighting. <br /> 20. Prior to Final Map approval, the owner/applicant shall enter into a Stormwater <br /> Treatment Measures Maintenance Agreement (STMMA) in a form acceptable <br /> to the City Attorney for all on-site stormwater treatment measures associated <br /> with the project. <br /> 21 . Prior to Final Map approval, the owner/applicant shall enter into an <br /> Improvement Agreement in a form acceptable to the City Attorney to <br /> guarantee the installation of all improvements required of the project and to <br /> provide for payment of all City inspection and plan check charges associated <br /> with the installation of public and private improvements, including , but not <br /> limited to, streets, sanitary sewers, water, storm drains and street lights. <br /> 22. Prior to Final Map approval, the owner/applicant shall provide Covenants, <br /> Conditions & Restrictions (CC&R's) in a form acceptable to the City Attorney. <br /> CC& R's shall include provisions for maintenance of and access to shared <br /> utilities, surface improvements, and common areas. <br /> 23. The owner/applicant shall provide field survey data to permit retracing all <br /> survey monuments set to establish the street right-of-way both public and <br /> private. A copy of the final subdivision shall be provided using AutoCad <br /> drawing files. <br /> 24. AII utilities shall be designed in accordance with the City's Engineering <br /> Standards. <br /> 25. Applicant shall be limited to one connection point to the City's sewer system. <br /> 26. The water main currently fronting the project site is a 4" main. Per City <br /> Ordinance Chapter 38, Article VI , this project would trigger the requirement <br /> for a water main extension.
