room . <br /> OF REDWOOD CITY <br /> city root <br /> Wy CONDITIONS OF APPROVAL <br /> 815 Hamilton Street, 2215 Broadway, 840 Middlefield Road <br /> Downtown Planned Community Permit (DPC2014-07) <br /> Tentative Map (TM2014-08) <br /> Parking In-Lieu Application <br /> The following Conditions of Approval [COA] and Standard Development Requirements [SDR] <br /> apply to this project. The COAs are specific conditions applicable to the proposed project. <br /> The SDRs are items which are codified or adopted by resolution and have been included for <br /> ease of reference, they may not be appealed or changed . The SDRs are not intended as a <br /> comprehensive list. The COAs and SDRs are grouped under specific headings that relate to <br /> the subject matter. <br /> In addition to complying with all applicable City, County, State and Federal Statutes, Codes, <br /> Ordinances, Resolutions and Regulations , Permittee expressly accepts and agrees to comply <br /> with the following Conditions of Approval and Standard Development Requirements of this <br /> Permit: <br /> Building Permit <br /> 1 . Approval Letter & Conditions in Building Permit Plans - The Notice of Official Action, <br /> with the accompanying conditions of approval , shall be printed on the first page of the <br /> plans submitted to the Building Division for a building permit. [COA][PLANNING] <br /> Fees <br /> The following fees shall be paid in full prior to issuance of the building permit or parcel map. <br /> 2. Transportation Impact Fee - Pay a Transportation Mitigation Fee based on the <br /> schedule set by City Ordinance (Chapter 18, Article XV) or as determined by Traffic <br /> Study. [SDR] [ENGINEERING] <br /> 3. Parks Impact Fee — Pay Parks Impact Fee for the net new dwelling units resulting from <br /> the proposed project. [SDR][PARKS] <br /> 4. Water/Sewer Fees — Pay applicable water, recycled water, and wastewater-related fees <br /> as outlined on the City's website . [SDR][ENGINEERING] <br /> 5. Parking In-Lieu Fees — The applicant shall pay the required fees to the City of Redwood <br /> City for the requested 115 in-lieu parking spaces not being provided on the project site <br /> as described in the Disposition and Development Agreement.
