8.A. - Page 12 <br /> estimate of these taxes is difficult to estimate at this time without knowing who will <br /> occupy this project. <br /> ENVIRONMENTAL REVIEW <br /> Downtown Precise Plan Program EIR <br /> In 2010, a program -level Environmental Impact Report (State Clearinghouse <br /> #2006052027) was prepared to assess potential impacts resulting from the <br /> implementation of the DTPP. The DTPP established new land use, development, and <br /> urban design regulations for the 183 -acre DTPP area for a 20 -year planning period, <br /> including the potential for construction of up to 500,000 net new office square footage. <br /> The DTPP program Environmental Impact Report (EIR) was certified by the City <br /> Council on January 24, 2011. <br /> CEQA Evaluation of the Project <br /> An Initial Study Checklist (Attachment 7) was prepared to consider whether any new <br /> effects not identified in the DTPP program EIR may be created by the Project. If <br /> approved, the Project would fall within the Maximum Allowable Development of net <br /> office square footage of 500,000 net new square feet. As part of the environmental <br /> review, a transportation impact analysis (TIA) was prepared.
