07/27/2015 <br /> 15. Life safety issues shall to be addressed with the Fox Theatre. A mitigation plan shall be <br /> submitted by the applicant and shall be approved by the Fire Marshal and Building <br /> Official prior to any construction. The mitigation plan shall address: 1) Fire sprinkler <br /> installation in the Fox Theatre; 2) Occupant loads in the Fox Theatre; 3) Paths of egress, <br /> including accessible paths of egress out of the Fox Theatre, during the operation of the <br /> Theatre and while the new building is being constructed; and 4) An analysis by a <br /> structural engineer of how the new construction will affect the Fox Theatre and what will <br /> be done to mitigate any damage that may occur to the Fox Theatre. This plan shall <br /> include earth movement and vibration, staging, access to the new construction from the <br /> theater side, protection of the Fox Theatre or any other buildings in close proximity to <br /> the new construction. <br /> 16. The shortest paths of egress out of the sides and rear of the Fox Theatre must be <br /> maintained, sprinklered and lighted. <br /> 17. Before any Temporary Certificate of Occupancy is issued, all concerned agencies, <br /> departments and divisions shall see that the building is safe to occupy and all conditions <br /> are being met. Before the final Certificate of Occupancy is issued all issues shall be <br /> completed to the satisfaction of the City. <br /> Fire Department Conditions <br /> 18. The water shall comply with the requirements of the Redwood City Fire Department. All <br /> new fire service mains shall be a minimum of 8" and meet the design standards of the <br /> Redwood City Engineering Department. <br /> 19. Existing buildings facing Theatre Way adjacent to the proposed new structure shall be <br /> separated at a distance required by the Redwood City Building Department for seismic <br /> concerns, emergency ingress and egress. <br /> 20. The existing Fox Theatre shall meet the requirements for the necessary fire and life <br /> safety requirements previously agreed upon by the Redwood City Fire Chief and the <br /> ownership of the Fox Theatre. This requires the existing Fox Theatre to be protected <br /> throughout by an automatic fire sprinkler system. The owner of the Fox Theatre shall <br /> install an automatic fire sprinkler system throughout the Fox Theatre prior to final <br /> occupancy of the new 815 Hamilton Street project. <br /> Landscapina and Site Improvements <br /> 21. Landscaping Improvements — A landscaping and irrigation plan shall be included in <br /> the Building Permit submittal. [COA][PLANNING] <br /> 22. Tree Protection Tree protection measures shall be provided for all trees to remain near <br /> the project that are 12" in diameter and larger. These measures shall be shown on the <br /> building permit plans. [COA][PLANNING] <br /> 23.
