Two (2)-story dwellings/two (2)-story additions: Second story structures shall <br />maintain the basic minimum side yard for a maximum length which is equal to <br />twenty-five percent (25%) of the lot depth or thirty-five (35) feet, whichever is less. <br />Remaining portions of the second floor shall have a minimum setback equal to one- <br />half (1/2) the height measured at the plate line, or ridge beam, whichever is higher. <br />d. Any single-family dwelling which is in compliance with the yard setback <br />requirements in effect at the time it was constructed, notwithstanding that the <br />previous side yard setbacks requirements are less than allowed under current <br />requirements, may be enlarged so long as the side yard setbacks are a minimum of <br />five (5) feet, and the front and rear yards setbacks are a minimum of twenty (20) <br />feet. Such additions shall comply with the requirements of subsections (A) (2) (c) <br />above. <br />e. Any dwelling constructed with side yard setbacks less than required by <br />subsections (A) (2) (a), (b) or (c) of this section shall have front and rear yard <br />setbacks of not less than twenty (20) feet. <br />f. Any structure exceeding two (2) stories in height shall comply with all the above <br />minimum setback requirements but in no case shall any setbacks be less than one- <br />half (1/2) the height of the building on each frontage. <br />3E. Rear Yards: Setback. Structures must be set back 20 feet from the rear property line. <br />Rear yard setbacks shall have a basic minimum yard setback of twenty (20) feet. <br />BF. Open Space Requirements.
