<br /> MAINTENANCE
<br /> The Association shall maintain and keep in good repair

<br /> limited to, maintenance, repair, and replacement, subject to •' t_

<br /> any insurance then in effect, of all fauna and flora, struc- 3
<br /> tures, and improvements situated upon the Common Area.

<br /> The Association may, in the discretion of its Board, :;
<br /> assume the maintenance responsibilities set out in any Dec-
<br /> laration subsequently recorded which creates any residential I i'
<br /> association (including, but not limited to, condominium asso-
<br /> f.. ciations) upon all or any portion of the Properties. In such
<br /> tr ^�' event, all costs of such maintenance shall be assessed only
