• <br /> • <br /> • <br /> unfinished floors, roofs, and foundations; chimneys and flues, <br /> reservoirs, tanks, pumps, motors, ducts, and chutes; central <br /> hot water heaters, conduits, pipes, plumbing, wires, utility <br /> meters and other utility installations (except the outlets <br /> H' thereof when located within the unit, and except as provided in <br /> Section 2. 2A) , required to provide power, light, telephone, <br /> gas, water, sewerage, and drainage; exterior sprinklers and <br /> sprinkler pipes. <br /> 1 . 12 "Condominium documents" means and includes this <br /> 1 Declaration as it may be amended from time to time, the exhibits, <br /> �- if any, attached thereto, the Articles, the Bylaws of the <br /> Association, and the rules and regulations for the members as <br /> established from time to time. <br /> cn <br /> 1. 13 "Condominium plan" shall mean and refer to the <br /> recorded diagrammatic floor plan of the units built or to be <br /> built on the property which identifies each unit and shows its <br /> dimensions pursuant to Civil Code Section 1351 a copy of which <br /> was recorded together with the Map. <br /> x <br /> 1 . 14 "Condominium unit" shall mean the same as hh,"aZ <br /> "unit". <br /> Lr <br /> 1 . 15 "Declarant" shall mean and refer to Pelican Cove <br /> Development Co. , a California corporation, its successors :r <br /> and assigns. <br /> 1. 16 "Declaration" shall mean and refer to this <br /> enabling Declaration, as amended or supplemented from time to <br /> time. <br /> 1. 17 "Institutional lender" shall mean any bank, <br /> savings and loan association, insurance company, or other <br /> financial institution holding a recorded first mortgage on any <br /> unit. <br /> 1. 18 "Map" shall mean and refer to that combined Map <br /> and Condominium Plan entitled "Pelican Cove", recorded the <br /> 20th day of October, 1980, in Book 102 of Maps at pages 77 <br /> through 84, in the official records of San Mateo County. <br /> 1. 19 "Member" shall mean and refer to a person <br /> entitled to membership in the Association as provided herein. <br /> 1 . 20 "Mortgage" shall include a deed of trust as well <br /> as a mortgage. <br /> 1. 21 "Mortgagee" shall include a beneficiary or a <br /> holder of a deed of trust as well as a mortgagee. <br /> -4- ti <br /> _ .t <br />
