Developer is the current fee owner of that certain real property consisting of <br /> approximately_acres located within the City of Redwood City, County of San IVlateo, State of <br /> California,described in E�chibit A,attached hereto and incorporated herein by reference(the"Property"). <br /> B. On February 3, 2015,the Planning Commission of the City of Redwood City adopted, <br /> among other approvals, Resolution No. 15-02, approving the Vestin� Tentative Map for the La Palma <br /> Subdivision("ProjecY'),prepared by Lea and Braze Engineering, Inc and dated June 6, 2015 ("Tentative <br /> Map"),subject to certain conditions of approval("Conditions"). <br /> C . The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D . Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore, will enter into an agreement <br /> with City providing for the future construction and installation of such public improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled On-site <br /> Improvement Plans - La Palma Subdivision and Off-site Improvement Plans — La Palma Subdivision, <br /> prepared by Lea and Braze and dated July 27, 2015 (the "Improvement Plans"), which, in addition to <br /> other improvements, provide for certain on-site public improvements consisting of street and street light <br /> improvements, storm drain systems, domestic water systerns and sanitary sewer systems for the Project <br /> (collectively,"Tmprovements"). <br /> F.
