Future signage must conform to the signage regulations of Section 2.10 of the DTPP. <br />Detailed signage plans must be submitted and approved and a Sign Permit and <br />Building Permit issued prior to the installation or construction of any signage for the <br />Project. <br /> <br />8. A minimum of three (3%) percent of on-site parking spaces shall be equipped with <br />electric vehicle EV charging stations. <br /> <br />9. The project shall provide for a minimum of 78 bicycle storage spaces within the <br />ground-level of the parking garage as well as on-site shower facilities. <br /> <br />10. A maximum of 128,875 square feet of office space is approved for the project. The <br />remaining square footage shall be designated as retail (see condition 11 below). <br /> <br />11. A minimum of 360 square feet of retail space on the first/ground floor shall remain as <br />retail for a minimum of 12 months. After the 12 month period, the property owner <br />may request to convert the space to another permitted use in the district. Such <br />request shall be submitted to the Community Development Director or his/her <br />designee for review and determination. <br /> <br />12. The retail space on the first/ground floor shall conform to the required 25’ bay width <br />per the DTPP and the approved project plans. Any request to consolidate bays to <br />allow for larger single-use tenant spaces shall be submitted to the Community <br />Development Director or his/her designee for review and determination. <br /> <br />13. Ground floor windows for non-residential uses shall provide an unobstructed view <br />into the building of at least 20 feet. <br /> <br />14. The exterior materials, colors, textures, trim elements, windows and roof pitch of the <br />project shall be consistent throughout and substantially conform to the colors and <br />plans, dated June 5, 2015 on file with Planning Services. <br /> <br />15. Any outdoor uses not identified with this project requires a separate review and <br />approval by the City. <br /> <br />16. Applicant shall register with the Board of Equalization to create and ID for the <br />purposes of allocating sales tax from project construction and operations to Redwood <br />City.
