Street widening, improvements, and dedications shall be in accordance with the <br />Engineering Standards Volumes I, II, & III, as required by E&C <br />(http://www.redwoodcity.org/departments/community-development-department/engineering- <br />transportation/engineering/engineering-standards) <br />33. Parking garage ramps shall be designed in conformance with Volume III of the <br />Engineering Standards, and shall consider safety and visibility of pedestrians to the <br />satisfaction of the Engineering division. <br />34. Sidewalk bike racks shall be included to accommodate short term bicycle parking <br />needs. <br />35. Street trees shall be required, spaced at minimum intervals along project frontage, <br />and species as determined by the City’s Landscape Architect. Newly planted street <br />trees shall be irrigated and maintained by applicant. <br />36. Streetlights shall be installed along Jefferson, Marshall and Middlefield street <br />frontages, per City standards. The final model and location will be determined by the <br />City’s Landscape Architect. <br /> <br />Upon Building and/or Encroachment Permit Application Submittal: <br /> <br />37. The full list of Conditions of Approval shall be printed on the first page of the plans <br />submitted to the Building Division for Building Permit. <br />38. The applicant shall be responsible for the construction level grading and drainage <br />design of the Marshall/Jefferson and Marshall/Middlefield intersections, including <br />bulb-outs at all four corners of each intersection, grading design for the intersection <br />(which may include lowering the existing crown), grading design for the extent of <br />Jefferson, Marshall, and Middlefield needed to conform to the proposed bulb-outs, <br />and any drainage infrastructure needed to support the grading design. The design <br />shall consider the movements of fire apparatus and buses through the intersections <br />and make accommodations for those movements. The applicant shall work with the <br />City to determine if any changes to lane configurations, etc. are intended for this area <br />prior to submitting for building and/or encroachment permits. The applicant shall be <br />responsible for the construction costs associated with the bulb-out on their project <br />frontage at each intersection, or ¼ of the total cost of construction for each <br />intersection (including the lowering of the street crown, roadway improvements on <br />Jefferson, Marshall, and Middlefield needed to conform to the proposed bulb-outs, <br />and any drainage infrastructure needed to support the grading design), whichever is <br />larger. <br />39. The vegetated area along the northeast side of the building should be replaced with a <br />bio-retention area or flow through planter to the maximum extent possible, in keeping <br />with the goals of a C.3 Regulated Special Project. <br />40. The applicant shall obtain a soils report, prepared by a licensed geotechnical <br />engineer, in conformance with Engineering Standards, Volumes II & III. <br />7.A. - Page 44
