Increased ADU Square Footage and Number of Bedrooms for Accessible Units <br /> and Larger Lots: <br /> a. For accessory dwelling units that are designed to meet building code <br /> accessibility standards, bonus square footage is permitted for unit sizes up to <br /> 700 square feet. <br /> b. Allow a larger ADU of up to 800 square feet and two (2) bedrooms for lot <br /> sizes greater than or equal to 10,000 square feet in the RH and R-1 zoning <br /> districts, which are the lowest density residential neighborhoods in the <br /> City. Approximately 1 ,400 of the 9,926 properties in the RH and R-1 zoning <br /> districts have a lot size that is greater than or equal to 10,000 square feet (see <br /> Table 2). Clarified Definitions for Accessory Dwelling Unit vs. Accessory Building: <br /> Clarifying language was added to make a distinction between accessory <br /> dwelling units and accessory buildings. Accessory dwelling units are permitted <br /> to be located in the required rear yard. Regular accessory buildings that are not <br /> accessory dwelling units have limitations on habitable areas and setback <br /> limitations. This ensures that detached buildings cannot be substantially similar <br /> to ADUs without the required additional parking. Clarifying edits were also <br /> made to the definition of small accessory buildings and minimum setback <br /> requirements. <br /> 6. Exemption from Water Main Upgrade Requirement: To encourage the <br /> development of more ADUs, ADUs would be exempt from having to upgrade an <br /> existing nonconforming water main line, which is a cost savings.
