The final model and location will be determined by the <br /> City's Landscape Architect. <br /> Upon Building and/or Encroachment Permit Application Submittal: <br /> 37. The full list of Conditions of Approval shall be printed on the first page of the plans <br /> submitted to the Building Division for Building Permit. <br /> 38. The applicant shall be responsible for the construction level grading and drainage <br /> design of the Marshall/Jefferson and Marshall/Middlefield intersections, including <br /> bulb-outs at all four corners of each intersection, grading design for the intersection <br /> (which may include lowering the existing crown), grading design for the extent of <br /> Jefferson, Marshall, and Middlefield needed to conform to the proposed bulb-outs, <br /> and any drainage infrastructure needed to support the grading design. The design <br /> shall consider the movements of fire apparatus and fire trucks through the <br /> intersections and make accommodations for those movements. The design shall <br /> also consider the movements of buses through the intersections and make <br /> accommodations for those movements. The design and improvement plans for the <br /> Project (including the bulb-outs) shall be subject to the review and approval of the <br /> City's Fire Marshall. The applicant shall work with the City to determine if any <br /> changes to lane configurations, etc. are intended for this area prior to submitting for <br /> building and/or encroachment permits. The applicant shall be responsible for the <br /> construction costs associated with the bulb-out on their project frontage at each <br /> intersection, or '/4 of the total cost of construction for each intersection (including the <br /> lowering of the street crown, roadway improvements on Jefferson, Marshall, and <br /> Middlefield needed to conform to the proposed bulb-outs, and any drainage <br /> infrastructure needed to support the grading design), whichever is larger. <br /> 39. The vegetated area along the northeast side of the building should be replaced with a <br /> bio-retention area or flow through planter to the maximum extent possible, in keeping <br /> with the goals of a C.3 Regulated Special Project. <br /> 40. The applicant shall obtain a soils report, prepared by a licensed geotechnical <br /> engineer, in conformance with Engineering Standards, Volumes II & III. <br /> 41. The applicant/contractor shall apply for an Encroachment Permit from the Community <br /> Development Department (CDD) for work in the City public right-of-way, easements <br /> or property in which the City holds an interest. <br /> 42. Project must meet fire flow requirements as established by the Fire Department <br /> which are based on the Fire Code. Fire flow tests are typically performed during the <br /> preliminary design phase but must be completed prior to submittal of final design. <br /> Applicant shall contact the Fire Department for fire flow requirements, and then <br /> submit a written fire flow test request to Engineering. <br /> 43.
