Developer is the current fee owner of that certain real property consisting of <br /> approximately 0.5 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached hereto and incarporated herein by reference(the"Property"). <br /> B. On July 24, 20l 5, the City Council of the City of Redwood City adopted, among other <br /> approvals, Resolution No. 15431, approving the Tentative Parcel Map for the project located at 8l5 <br /> Hamilton Street ("Project"), prepared by BKF Engineers and dated June 5, 2015 ("Tentative Map"), <br /> subject to certain conditions of approval("Conditions"). <br /> C. The Conditions require either (l) that certain public improvements for the Project be <br /> constructed prior to approval of the parcel map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore, will enter into an agreement <br /> with City providing for the future constr�iction and installation of such pLiblic improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled Winslow <br /> Street Development Improvement Plans, prepared by BKF Engineers and dated�j}p�pt(�fj 20�(the <br /> "Improvement Plans"), which, in addition to other improvements, provide for certain on-site public <br /> improvements consisting of street and street light improvements, storm drain systems, domestic water <br /> systems and sanitary sewer systems for the Project(collectively, "lmproveinents"). <br /> E City and Developer desire to enter this agreement providing for the construction and <br /> installation of the Improvements in accordance with the Improvement Plans. <br /> REV:10-08-15 VR <br /> ATTY/AGR/2015.224/HAMILTIN 8 WINSLOW PROPERTIES,LLP—IA <br /> Page 1 of 19 <br />
