REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />March 14, 2016 <br /> <br />SUBJECT <br />Parcel map and associated agreements for the development at 1305 El Camino Real by <br />RWC ECR Venture, LLC <br /> <br />RECOMMENDATION <br />1. By motion, approve the Parcel Map for lot merger at 1305 El Camino Real <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with RWC ECR Venture, LLC <br />3. By motion, approve and authorize the City Manager to execute a Landscape <br />Maintenance Agreement with RWC ECR Venture, LLC <br />4. By motion, approve and authorize the City Manager to execute a Stormwater <br />Treatment Measures Maintenance Agreement with RWC ECR Venture, LLC <br /> <br />BACKGROUND <br />The subject project is a seven-story, 137-unit apartment development located at 1305 El <br />Camino Real. On May 19, 2015, the Planning Commission approved the Vesting <br />Tentative Parcel Map and Downtown Planned Community Permit. The site formerly <br />housed an outdoor sporting equipment retail store, business offices, and an auto <br />service shop. <br /> <br />ANALYSIS <br />The developer’s engineer completed the parcel map, improvement plans, and <br />specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br />Standards, and to the satisfaction of the City Engineer. The parcel map merges three <br />existing parcels into one. Improvements include new sewer, storm and water services, a <br />new fire hydrant, sidewalk modifications per Downtown Precise Plan standards, trees, <br />and street and pedestrian lighting. <br /> <br />The developer, RWC ECR Venture, LLC, will post bonds in the amount of <br />$1,205,547.00 as required by the Improvement Agreement, which covers the above- <br />mentioned improvements and the repair or replacement of street infrastructure in the <br />project area. All work associated with this project is being paid for by the developer. <br />The developer anticipates completion of all improvements in spring of 2018. <br /> <br /> <br /> <br />6.1.B. - Page 1
