Section 4. Downtown Planned Community Permit Application No. DPC2015- <br /> 04: The Planning Commission finds that: <br /> a. The Revised Project and improvements proposed by Downtown <br /> Planned Community Permit Application No. DPC2015-04 are <br /> consistent with, conform to the intent of, and will appropriately <br /> implement the Downtown Precise Plan for the 801 Hamilton Street <br /> project; and <br /> b. The establishment, maintenance and operation of the Revised <br /> Project and improvements proposed by Downtown Planned <br /> Community Permit Application No. DPC2015-04 will not, under the <br /> circumstances of this particular case, be detrimental to the health, <br /> safety, peace, morals, or general welfare of persons residing or <br /> working in the neighborhood of the Revised Project, or be <br /> detrimental or injurious to property or improvements in the <br /> neighborhood of the Revised Project, or to the general welfare of <br /> the City, because the Revised Project has been found to be <br /> consistent with the community goals established in the City's <br /> General Plan, Zoning Ordinance and Municipal Code; and <br /> c. The Revised Project and improvements comply fully with all <br /> applicable standards and guidelines of the DTPP. <br /> Section 5. Sign Permit Application No. SP2015-010: The Planning <br /> Commission finds that: <br /> a. The Revised Project and improvements proposed by Sign Permit <br /> Application No. SP2015-010 are consistent with, conform to the <br /> intent of, and will appropriately implement the Downtown Precise <br /> Plan for the 801 Hamilton Street project; and <br /> b. The Revised Project and improvements comply fully with all <br /> applicable signage standards and guidelines of the DTPP. <br /> Section 6. The Downtown Planned Community Permit and Sign Permit for the <br /> Revised Project are hereby approved based on the Planning Commission's <br /> consideration and reliance on the DTPP EIR and in accordance with the plans, details, <br /> descriptions, and conditions of approval contained therein, attached hereto and <br /> incorporated herein by reference. <br /> Section 7.
