5. Tree Removal Permit - The applicant shall obtain a Tree Removal Permit application <br /> to the City's Landscape Architect for review and approval prior to the removal any trees <br /> on the subject property or along the Project's two street frontages. [SDR][PLANNING] <br /> 6. Exterior Lighting — New exterior lighting requires final review by the City prior to <br /> building permit issuance. As part of the Building Permit submittal package, the applicant <br /> shall provide a lighting plan including cut-sheets for all new fixtures, as well as <br /> photometric evaluation site plan demonstrating that light levels are appropriate for the <br /> use and that the new light sources do not introduce glare or light effects that spill off the <br /> property. [COA][PLANNING] <br /> 7. Outdoor Uses — Any outdoor use not identified with this project requires separate <br /> review and approval by the City. [SDR][PLANNING] <br /> Signage Revisions <br /> 8. Prior to Building Permit issuance, Applicant shall submit revised sign plans that show <br /> the Broadway "Starbucks" wall sign moved closer to the corner of the building to align <br /> with the "Starbucks" wall sign along Hamilton Street. <br /> Construction-Related Activities <br /> 9. Hours of Construction—Construction activity is permitted between 7:00 a.m. and 8:00 <br /> p.m. Monday through Friday, except as permitted on weekends by the Building Official, <br /> and shall adhere to the City's Noise Ordinance. If possible, the noisiest construction <br /> activities would be scheduled for daytime hours when the ambient noise levels are <br /> highest. [SDR][BUILDING] <br /> 10. Construction Material in the Right-of-Way - Construction parking, material storage, <br /> equipment, or other construction-related uses are not allowed within the City right of <br /> way without prior approval from the City Engineer. Prior to encroachment permit <br /> issuance, the applicant shall submit a construction parking management plan, which <br /> shall outline the number of construction workers by phase, phase duration, where <br /> parking will be located for each phase. [COA][ENGINEERING] <br /> 11. Construction & Traffic Control Plan — The applicant shall submit a Construction <br /> Traffic Routing and Parking Plan for review and approval prior to the issuance of permits. <br /> The plan shall ensure that adequate emergency access is maintained during <br /> construction. Traffic control for lane closures shall conform to the Work Area Traffic <br /> Control Handbook. Street closures require submission of traffic control plans and <br /> approval in advance. [SDR][ENGINEERING] <br /> 12. Public Parking During Construction - The applicant shall apply for Parking Meter <br /> Construction Zone Hoods prior to removing any public parking spaces from public use <br /> during construction. Parking meter construction zone hoods shall be issued upon <br /> payment of a deposit of $10.00 per hood issued, refundable upon return of the hoods, <br /> and a nonrefundable fee of$3.00 per day per hood issued. Construction Coordination —The applicant shall coordinate the proposed design with <br /> other developments in the area, especially at conform locations, in order to provide a <br /> consistent design for the overall area.
