c. Improvement Agreement to guarantee the installation of all improvements required of the project and to provide for payment of all City inspection and plan check charges associated with the installation of public and private improvements, including, but not limited to, streets, sanitary sewers, water, storm drains and street lights. d. Levee Maintenance Agreement for ongoing maintenance of levee improvements. The agreement shall include provisions regarding ongoing fiduciary responsibility and maintenance obligations with respect to the levee integrity, the levee pathways, and the levee landscaping. This agreement shall be entered into prior to City Council acceptance of work under the Improvement Agreement for the project. At the City's option, these provisions may instead be included in one or more of the other Agreements with the City. Note to applicant: The levees on the property are part of a larger levee system for Redwood Shores and the project's proposed near-term levee improvements on the property will be part of a larger flood protection effort. The levees on and within the subject property alone cannot provide flood protection but function as part of the larger levee system around Redwood Shores to provide coastal flood protection for Redwood Shores and the subject property. Lastly, levees do not guarantee flood protection in extraordinary events where overtopping or failure of any levee system is possible. 25. Agreements with other Agencies — Prior to issuance of building permits, provide the following agreements in a form acceptable to the Planning Manager: a. Shared use of Oracle facilities including the Oracle shuttles, kitchen, fitness center, conference center and parking for special events, and any other shared facility between Oracle and Design Tech. b. Aviation Easement granting air rights to San Carlos Airport for its flight path over the project site. The recorded agreement shall provide acceptance of aircraft noise and other effects of aircraft. Reports and Surveys 26. Geotechnical Report - Include a geotechnical field review and reports for all grading work, prepared by a licensed geotechnical engineer and in conformance with Engineering Standards, Volumes II & Ill, CBC, and other State regulations. This shall be submitted as part of the building permit application. [SDR][ENGINEERING] 27. Property Line Survey - Provide a survey establishing the property lines as part of the building permit application. [COA][ENGINEERING] 28. As-Builts — Provide "as-built" or "record" drawings, to be submitted in paper, PDF and AutoCAD formats prior to building permit issuance. [COA][ENGINEERING] 29. Field Survey Data — Provide all field survey data related to the project in AutoCad format prior to building permit issuance.
