c. Improvement Agreement to guarantee the installation of all <br /> improvements required of the project and to provide for payment of all <br /> City inspection and plan check charges associated with the installation of <br /> public and private improvements, including, but not limited to, streets, <br /> sanitary sewers, water, storm drains and street lights. <br /> d. Levee Maintenance Agreement for ongoing maintenance of levee <br /> improvements. The agreement shall include provisions regarding <br /> ongoing fiduciary responsibility and maintenance obligations with respect <br /> to the levee integrity, the levee pathways, and the levee landscaping. <br /> This agreement shall be entered into prior to City Council acceptance of <br /> work under the Improvement Agreement for the project. At the City's <br /> option, these provisions may instead be included in one or more of the <br /> other Agreements with the City. <br /> Note to applicant: The levees on the property are part of a larger levee <br /> system for Redwood Shores and the project's proposed near-term levee <br /> improvements on the property will be part of a larger flood protection <br /> effort. The levees on and within the subject property alone cannot <br /> provide flood protection but function as part of the larger levee system <br /> around Redwood Shores to provide coastal flood protection for Redwood <br /> Shores and the subject property. Lastly, levees do not guarantee flood <br /> protection in extraordinary events where overtopping or failure of any <br /> levee system is possible. <br /> 25. Agreements with other Agencies — Prior to issuance of building permits, provide <br /> the following agreements in a form acceptable to the Planning Manager: <br /> a. Shared use of Oracle facilities including the Oracle shuttles, kitchen, <br /> fitness center, conference center and parking for special events, and any <br /> other shared facility between Oracle and Design Tech. <br /> b. Aviation Easement granting air rights to San Carlos Airport for its flight <br /> path over the project site. The recorded agreement shall provide <br /> acceptance of aircraft noise and other effects of aircraft. <br /> Reports and Surveys <br /> 26. Geotechnical Report - Include a geotechnical field review and reports for all <br /> grading work, prepared by a licensed geotechnical engineer and in conformance <br /> with Engineering Standards, Volumes II & Ill, CBC, and other State regulations. <br /> This shall be submitted as part of the building permit application. <br /> [SDR][ENGINEERING] <br /> 27. Property Line Survey - Provide a survey establishing the property lines as part of <br /> the building permit application. [COA][ENGINEERING] <br /> 28. As-Builts — Provide "as-built" or "record" drawings, to be submitted in paper, PDF <br /> and AutoCAD formats prior to building permit issuance. [COA][ENGINEERING] <br /> 29. Field Survey Data — Provide all field survey data related to the project in AutoCad <br /> format prior to building permit issuance.
