REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />June 27, 2016 <br />SUBJECT <br />Subdivision map and associated agreements for the 150 El Camino Real development <br />(The Towns at Avondale) by SummerHill 150 ECR LLC. <br /> <br />RECOMMENDATION <br />1. By motion, approve Final Map No. SM 2016-01, the Subdivision Map for 150 El <br />Camino Real <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with SummerHill 150 ECR LLC. <br />3. By motion, approve and authorize the City Manager to execute a Landscape <br />Maintenance Agreement with SummerHill 150 ECR LLC. <br />4. By motion, approve and authorize the City Manager to execute a Stormwater <br />Treatment Measures and Maintenance Agreement with SummerHill 150 ECR LLC. <br /> <br />BACKGROUND <br />The project includes the subdivision of two existing lots, 150 El Camino Real and 20 <br />Avondale Avenue, into a 12-unit, for-sale condominium development. On June 23, <br />2015, the Planning Commission approved the Tentative Parcel Map, Condominium <br />Permit, Planned Development Permit, and Design Review for the 150 El Camino Real <br />and 20 Avondale Avenue Project through Resolution No. 15-11. <br /> <br />ANALYSIS <br />The developer’s engineer completed the subdivision map, improvement plans, and <br />specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br />Standards, and to the satisfaction of the City Engineer. The subdivision map creates a <br />one lot subdivision for no more than twelve units. Water utility improvements include a <br />new 8” public water main within Avondale Avenue that will replace the existing 4” water <br />main in this location, as well as a new public water main within the private drive aisle, <br />new water services for each of the units, and new fire hydrants. Storm drain <br />improvements include two new storm drain inlets on Avondale Avenue, one new inlet on <br />El Camino Real, and a new storm drain main to connect these inlets to the existing <br />storm drain system at the intersection of El Camino Real and Finger Avenue. Public <br />sanitary sewer improvements include a sewer lateral and cleanout. The project also <br />includes the installation of two sidewalk “bulb-outs” to shorten the pedestrian crossing <br />distance across Avondale Avenue at El Camino Real as well as other sidewalk, <br />pavement, and streetlight improvements on Avondale Avenue and El Camino Real. <br /> <br />6.1.H. - Page 1
