121 <br /> PUBLIC HEARING , Appeal of ROGER S . , JENINE and MATHILDE LALANNE from <br /> denial by the Planning Commission on application to amend the <br /> Zoning Map to prezone property located at 169-175 Northumberland <br /> Avenue , in an unincorporated area , to "IR " ( Industrial Restricted ) <br /> District , declared open and affidavits of publication and mailing <br /> ordered filed . Copies of communications in support of the application <br /> for prezoning, previously submitted to Council , were noted received <br /> from Redwood City Chamber of Commerce and from Sunset Associates , <br /> 2525 El Camino Real . <br /> Mayor Keckley invited the applicant to come forward . <br /> Mr . Robert J . Costello , 525 Marshall , <br /> attorney representing owners of the <br /> property , as well as lessees Sunset Associates <br /> and Dukor Industries , provided review of the <br /> background of the application and described <br /> boundaries , present use , and present <br /> zoning , as well as proposal for improvements . <br /> Property involved five lots in unincorporated <br /> area , adjacent to "IR " zoned property <br /> within City limits . He emphasized that the <br /> applicant did not own any other property <br /> contiguous to this property for the needed <br /> expansion . He explained in detail the <br /> necessity for expanded facilities for <br /> both Sunset and Dukor proposed to be <br /> accomplished by removal of their existing <br /> structures facing on El Camino Real , and <br /> replacing them with a modern attractive <br /> new building containing approximately <br /> 24 , 000 square feet to be occupied by both <br /> lessees . Sunset also required larger <br /> warehouse space , preferably integrated <br /> into their facilities , but at least near <br /> by . This would necessitate removal of <br /> three residential structures on Northumber- <br /> land within the area proposed to be prezoned . <br /> He reviewed efforts of the applicant to <br /> extend an existing "IR " Zoning on North- <br /> umberland , and applicant ' s willingness , <br /> not reflected in Planning Commission minutes , <br /> 8/7/72 <br /> Reg . Mtg . <br />
