RESOLUTION NO. 16-11 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br /> REDWOOD CITY APPROVING A VESTING TENTATIVE PARCEL <br /> MAP TO MERGE MULTIPLE PARCELS INTO A SINGLE <br /> DEVELOPABLE LOT AND AN ARCHITECTURAL PERMIT TO <br /> ALLOW CONSTRUCTION OF A FOUR-STORY, 37,207 SQUARE- <br /> FOOT MIXED-USE BUILDING AT 1629 MAIN STREET AND 23 <br /> SPRUCE STREET <br /> WHEREAS, on October 9, 2015, the Applicant, W.L. Butler, submitted a request <br /> for disposition of public parcels and rights-of-way, Vesting Tentative Parcel Map to merge <br /> multiple parcels into a single developable lot, and Architectural Permit to construct a four- <br /> story, 37,207 square-foot mixed-use building with associated surface and structured <br /> parking located at 1629 Main Street and 23 Spruce Street (the Project) which is within <br /> the Mixed-Use Corridor El Camino Real zoning designation; and <br /> WHEREAS, City has a Property Disposition policy that requires the City <br /> Council, upon Planning Commission recommendation, to make a finding of <br /> consistency with the General Plan prior to sale of City Property; and <br /> WHEREAS, on April 12, May 10, and July 21, 2016, the Architectural Advisory <br /> Committee (AAC) held meetings to consider the proposed architecture and voted 3-0 to <br /> recommend that the Planning Commission approve the project; and <br /> WHEREAS, the Planning Commission of the City of Redwood City is <br /> empowered by the Redwood City Municipal Code to act upon applications for Tentative <br /> Maps; and <br /> WHEREAS, the Zoning Administrator of the City of Redwood City is empowered <br /> by the Redwood City Municipal Code to act upon applications for Architectural Permits; <br /> and <br /> WHEREAS, the City's policy is to bundle all project related applications and have <br /> them acted upon by the highest approval authority, in this case being the Planning <br /> Commission; and <br /> WHEREAS, on August 16, 2016, the Planning Commission conducted a duly- <br /> noticed public hearing, in accordance with all applicable requirements of the City's <br /> Subdivision Ordinance and Zoning Ordinance, to consider approval of Vesting Tentative <br /> ATTY/RESO.0075/PC RESO 1629 MAIN STREET(BUTLER) <br /> REV:08-16-16 VR Page 1 of 22 <br />
