Substantial Conformity — Applicant shall ensure that all improvements substantially <br /> conform to the project plans prepared by Ware Malcomb, dated received August 1, 2016 <br /> as well as any design modifications required through the final project approval including <br /> conditions of approval contained herein, and related information submitted by the <br /> Applicant, on file with Planning Services. [COA][PLANNING] <br /> 88. Exterior Materials — The exterior materials, colors, textures, trim elements, windows <br /> and roof pitch of the project shall be consistent throughout and substantially conform to <br /> the colors and plans, date received August 1, 2016, on file with Planning Services. <br /> [COA][PLANNING] <br /> 89. Utility Screening—The applicant shall provide plans and details for landscape and other <br /> screening for utilities including the transformer, fire department connections, irrigation, <br /> and water connections. The landscape screening plans and details shall be provided <br /> with the building permit plans. The landscape screening shall be installed prior to final <br /> inspection. Residential Noise Notice — The applicant, property owner, or property manager shall <br /> notify owners or tenants, in writing, before an owner or tenant takes residence that they <br /> will be living in an urban-type environment and that they noise levels may be higher than <br /> a strictly residential area. The covenants, conditions, and restrictions of a residential or <br /> mixed-use project shall require that prospective residents acknowledge the receipt and <br /> understanding of this information. Building Entries —The applicant shall provide separate and visually distinct pedestrian <br /> entrances for non-residential and residential uses on the building permit plans. <br /> [COA][PLANNING] <br /> 92. Revisions —All modifications to the approved plans shall be submitted to Planning and <br /> Engineering for review and approval prior to the issuance of a Building Permit. <br /> Substantial modification of approved plans, as determined by the Zoning Administrator, <br /> may be subject to an amendment or a new Permit. Permit revisions shall follow the <br /> "Revisions" procedure in the Engineering Standards. <br /> [COA][PLANNING][ENGINEERING] <br /> 93. Plan Sheet Consistency — The applicant shall provide plans that provide consistency <br /> between plan sheets including but not limited to details such as proposed trees and <br /> landscape symbols, prior to issuance of building permits. [COA][PLANNING] <br /> 94. Bike Rack Detail — The applicant shall provide a bike rack detail on the building permit <br /> plans prior to issuance of building permits. [COA][PLANNING] <br /> 95.
