Street Trees - Street trees shall be Laurel nobilis (scientific name) or Sweet Bay or Grecian Laurel (common names). Trees shall generally be spaced at a minimum 35'o.c. Increased spacing shall only occur in 2.5' (30") increments to coincide with the sidewalk score pattern. Tree grates/guards (see City's detail) unless otherwise not required, shall be 5'x5', placed adjacent to back-of-curb and within the 60"x60" score pattern. Minimum tree grate opening shall be 24"+/-. Pedestrian Lighting - Pedestrian scale lights (see City's detail/specification) shall be placed equal distance between every other tree (70'o.c.) or occur in equal distance increments to coincide w/ tree and score pattern. Street Lights - When existing street lights (Cobra-Heads) occur adjacent to new development; they shall be removed and replaced with the Davit Streetlight (detail/specification attached) and painted gloss black(RAL#9017). Street lights shall be placed closely back to their existing location, but in a cadence with the new street tree and pedestrian light placement, centered equal distance between trees. Unforeseen Circumstances and Utilities - The City understands that unforeseen circumstances and utilities occur that may preclude a shifting of elements and/or different locations as described above. Tree Protection — Tree protection measures shall be provided for all trees to remain near the project that are 12" in diameter and larger. Tree Removal & Trimming — The applicant shall hire a qualified biologist to conduct a survey for nesting birds prior to any tree removal or trimming activities scheduled to take place during breeding season (February 15 to August 31). The survey shall be submitted to the City Planning Division prior to any tree removals. [COA][PLANNING] 22. Tree Relocation—The applicant shall relocate the two Valley Oaks in the existing right- of-way/sidewalk (corner of Hancock and Spruce Streets) in coordination with Public Works Services. Tree Removal Permit — The applicant shall obtain a Tree Removal Permit for the removal of any existing on-site trees that are 12" in diameter and larger.
