ATTY/RESO.0043/PC RESO 603 JEFFERSON <br />REV: 05-18-16 VR <br />Page 4 of 19 <br />d. The Project and improvements comply with all but five (5) Guidelines of the <br />DTPP. The aspects of the Project which do not conform to the Guidelines of <br />the DTPP (which are recommended, not mandatory) nonetheless adequately <br />promote the overall intent of the DTPP. <br />e. The Project and improvements will not cause a substantial adverse change in <br />the significance of the historic resource at 620 Jefferson Avenue, and that the <br />historic resource will remain eligible for listing in the California Register of <br />Historic Places. <br /> <br />Section 4. Tentative Map TM2015-010: The Planning Commission finds that: <br /> <br />a. The map, design, and improvements of the proposed subdivision are <br />consistent with the City of Redwood City’s General Plan, Municipal Code, <br />Zoning Ordinance, Downtown Precise Plan, and all applicable subdivision <br />improvements requirements; <br />b. The site of the proposed subdivision is physically suited for the type and density <br />of the proposed development; <br />c. The design and proposed improvements are not likely to cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or <br />their habitat, or cause serious public health problems; and <br />d. The design and proposed improvements of the proposed subdivision will not <br />conflict with essential public easements for access through, or use of, property <br />within the proposed subdivision. <br /> <br />Section 5. Condominium Permit TM2015-010: The Planning Commission finds that <br />the Project as proposed complies with the requirements of Article XI of the Subdivision <br />Ordinance. <br /> <br />Section 6. Planned Development Permit PD2015-003: The Planning Commission <br />finds that the project will provide an environment of physical and functional desirability, in <br />harmony with the character of the surrounding neighborhood and Downtown Precise Plan <br />area. <br /> <br />Section 7. The Downtown Planned Community Permit including five Guideline <br />deviations, Tentative Map, Condominium Permit, and Planned Development Permit are <br />hereby approved based on the Planning Commission's consideration and reliance on the <br />Initial Study (IS) and Downtown Precise Plan EIR and in accordance with the plans, details, <br />and descriptions contained therein, attached hereto and incorporated herein by reference, <br />and subject to the following Conditions of Approval: <br /> <br />General and Ongoing Conditions: <br />Project Conformance <br />1. Substantial Conformity - All improvements shall substantially conform to the project <br />plans prepared by BDE Architecture date stamped March 18, 2016, and related <br />information submitted by the Applicant, on file with the Community Development <br />Department.
