<br /> (h) amounts paid to subsidiaries or other affiliates of <br /> Landlord (i.e., persons or companies controlled by, under common control with, or which <br /> control, Landlord) for services on or to the Property, the Building or the Premises (or any <br /> portion thereof), to the extent only that the costs of such services exceed competitive costs <br /> of such services were they not so rendered by subsidiary or other affiliate of Landlord; <br /> (i) payments of principal, interest, late fees, prepayment <br /> fees or other charges on any debt or amortization payments on any mortgage or <br /> mortgages executed by Landlord covering the Property or the Building (or any portion <br /> thereof) now or in the future, rental concessions or negative cash flow guaranties, or rental <br /> payments under any ground or underlying lease or leases; <br /> 0) Landlord's general administrative overhead expenses <br /> for services not specifically performed for the Building, or salaries of any officer or <br /> employee of Landlord (or any subsidiary or affiliate of Landlord) above the grade of <br /> building manager and maintenance manager; <br /> (k) any compensation paid to clerks, attendants, or other <br /> persons in commercial concessions operated by Landlord; <br /> (I) all items and services for which Tenant pays directly to <br /> third parties or for which tenants reimburse Landlord; <br /> (m) advertising and promotional expenditures, and costs of <br /> signs in or on the Building identifying the owner of the Building or any other tenant of the <br /> Building provided, however, Tenant shall pay its proportional share of the costs of the <br /> Building directory; <br /> (n) any costs, fines or penalties incurred due to violations <br /> by Landlord of any governmental rule or authority; <br /> (0) wages, salaries, or other compensation of any kind or <br /> nature paid to any executive employees above the grade of building manager and <br /> maintenance manager; <br /> (p) rentals and other related expenses incurred in leasing <br /> air conditioning systems, elevators, or other equipment ordinarily considered to be of a <br /> capital nature, except equipment which is used in providing janitorial services and which <br /> is not affixed to the Building, and except for making repairs or keeping permanent systems <br /> in operation while repairs are being made; <br /> 9 <br /> A:\LEASEWPD <br /> T T" 1 -" <br />
