<br /> -,. <br /> ARTICLE 9: LANDLORD'S RIGHTS <br /> 9.1 Rules. <br /> Landlord shall have the right reasonably to amend the Rules and supplement <br /> the same with other reasonable rules (not expressly inconsistent with this Lease) relating <br /> to the Building or the promotion of safety, care, cleanliness or good order therein, and all <br /> such amendments or new rules shall be binding upon Tenant after five (5) days' notice <br /> thereof to Tenant. Nothing herein shall be construed to give Tenant or any other person <br /> or entity any claim, demand, or cause of action against landlord arising out of the violation <br /> of such Rules by any other tenant, occupant, or visitor of the Property, or out of the <br /> enforcement or waiver of the Rules by landlord in any particular instance. <br /> 9.2 Certain Rights Reserved by landlord <br /> Except to the extent expressly limited herein, landlord reserves full rights <br /> to control the Property (which rights may be exercised without subjecting landlord to <br /> claims for constructive eviction, abatement of Rent, damages or other claims of any kind), <br /> including more particularly, but without limitation, the following rights: <br /> (a) To change the name or street address of the Property; install and <br /> maintain signs on the exterior and interior of the Property; retain at all times, and use, as <br /> provided in the lease, keys to all doors within and into the Premises; grant to any P~rson <br /> the right to conduct any business or render any service at the Property, except as provided <br /> in this Lease, and have access for landlord and other tenants of the Property to any mail <br /> chutes located on the Premises according to the rules of the United States Postal Service. <br /> (b) To enter the Premises at reasonable hours on reasonable notice, <br /> except in an emergency, for reasonable purposes, including inspection and supplying <br /> cleaning service or other services to be provided Tenant hereunder, to show the Premises <br /> to current and prospective mortgage lenders, ground lessors,' insurers, and prospective <br /> purchasers, tenants and brokers, at reasonably hours, and if Tenant shall abandon the <br /> Premises at any time, or shall vacate the same during the last three months of the Term, <br /> to decorate, remodel, repair, or alter the Premises. <br /> (c) To limit or prevent access to the Property, shut down elevator service, <br /> activate elevator emergency controls, or otherwise take such action or preventive <br /> measures deemed necessary by Landlord for the safety of tenants or other occupants of <br /> the Property or the protection of the Property and other property located thereon or therein, <br /> in case of fire, invasion, insurrection, riot, civil disorder, public excitement or, other <br /> . <br /> 39 <br /> 1 T' r .. , <br />
